Instead of charging a percentage commission, we charge a transparent professional sale fee for managing your property sale from listing to settlement.
Standard conveyancing through Goodwill Law is included, so the real estate and legal parts of your sale are connected from the beginning — not treated as separate, disconnected processes.
Traditional real estate separates the agent from the lawyer. We do not.
In a traditional sale, the real estate agent manages the listing, negotiation and agreement process. Once the agreement is signed, the lawyer is brought in separately to complete the conveyancing.
That separation can create issues.
Important legal details may be picked up late. Contract terms may not be clearly explained. Communication between the agent, lawyer and client can become fragmented. If something goes wrong, you may find yourself dealing with different advisers, different fees, and unclear responsibility for who is managing the issue.
Goodwill Property was created to make that process simpler.
Our sale process is lawyer-supervised from the beginning. The same connected team manages the sale journey from listing through to settlement, with standard conveyancing included through Goodwill Law.

Professional Sale Fee

Marketing expenses
Third-party costs such as photography, Trade Me listings, signboards, floor plans, video, drone or advertising upgrades. Paid and agreed up front.
Conveyancing disbursements
Third-party legal costs such as title searches, LINZ fees, AML verification and other standard conveyancing expenses. Deducted at settlement.
What the professional sale fee covers

Your professional sale fee covers the standard work required to prepare, market, negotiate, document and complete your sale.
This includes:
sale consultation and strategy;
property appraisal;
listing preparation;
coordination of professional photography and marketing;
buyer enquiry management;
viewing and open home coordination;
offer management;
negotiation support;
sale documentation;
lawyer supervision; and
standard conveyancing through Goodwill Law.

What you approve separately.
Marketing costs are separate because they are paid to third-party providers.
These may include:
photography;
Trade Me listing packages;
signboards;
floor plans;
video or drone work;
social media advertising;

We recommend the marketing we think is worthwhile, explain the cost, and obtain your approval before committing to third-party expenses.
What is not included.
Non-standard legal work
The vast majority of straightforward residential sales should be covered by the professional sale fee, marketing expenses and standard conveyancing disbursements.
Additional fees may apply if extra legal work, negotiation or dispute resolution is required.
Examples include:
compensation claims;
disputes about building reports, LIMs, chattels, settlement or disclosure;
settlement delays or default notices;
complex title issues;
caveats, easements or encumbrances requiring extra advice;
trust, estate or relationship property issues;
tax, bright-line, GST or accounting advice;
significant changes after signing;
unusual negotiations with the buyer or their lawyer.
We will tell you before undertaking any non-standard work.

With a traditional agency, the legal process usually starts after the sale agreement is signed. By then, important issues around title, disclosure, conditions, settlement dates or compensation claims may already be in play.
Goodwill Property brings legal oversight into the process earlier, helping create a smoother, clearer and better-supported path from listing to settlement.

Do I pay marketing costs separately?

Yes. Marketing expenses are third-party costs and are approved and paid upfront.
What if something goes wrong during the sale?

If an issue arises outside the standard sale process, such as a compensation claim, dispute or settlement default, additional legal work may be required. We will explain the work and cost before proceeding.
When is the professional sale fee paid?

Generally, our professional sale fee is paid at settlement and deducted directly from the sale proceeds.
This means you usually do not need to pay the professional sale fee upfront. Once your property settles, Goodwill Law will deduct the agreed fee from the funds received on settlement and account to you for the balance.
Whilst marketing expenses are payable at the outset, the conveyancing disbursements will also be separately payable at settlement.
Disbursements are third-party costs incurred as part of completing your property transaction. They are separate from our professional sale fee and are generally costs we pay, or become liable for, on your behalf.
For a standard residential sale, these commonly include costs such as:
title search fees;
LINZ search fees;
LINZ registration or dealing fees;
AML/CFT verification costs;
courier or document delivery costs, where required; and
other third-party costs needed to complete settlement.
These are not additional Goodwill Property fees. They are transaction costs charged by third parties, including Toitū Te Whenua Land Information New Zealand for land title searches and registration services.
